Financial Management (Bookkeeping/Accounting)

  • Billing and Collection
  • Monthly disbursements
  • Maintain monthly statement of receipts, disbursements, and delinquent accounts. Information submitted monthly to President and/or Treasurer.
  • Pursue collection of delinquent accounts.
  • Consult with the Association’s attorney for pursuit of delinquent accounts.
  • Prepare an annual suggested operating budget.
  • Prepare, or cause to be prepared, tax returns.
  • Administer funds accounts
  • Prepare monthly & annual financial statements.
  • Accept all calls regarding financial matters of the association.
  • Maintain current list of unit ownership: names, addresses, etc.

General Management

  • Provide a continuous answering service and accept all calls regarding the business of community and maintain 24 hour answering service
  • Attend Board Meetings, Special Meetings, Annual Meetings
  • Prepare required notice for general meetings
  • Mailings to community at cost
  • Investigate complaints/violation enforcement with a strong emphasis on follow up
  • Pursue, negotiate and obtain bids for services from contractors
  • Prepare and administer contracts
  • Maintain all files
  • Administer association’s building and liability insurance
  • Coordinate the Association’s legal proceedings with association’s counsel and appear in court if necessary
  • Administer the ongoing day-to-day operations of the Association, to include all correspondence, site visits and projects follow-ups
